
A critical component of executing the Master Plan expansion of the Fairmont Scottsdale Princess Resort was the design and construction of a new parking garage which would provide the required parking count for the future entitled development. The three story garage was designed to take advantage of the existing grade slope which gives it a much lower profile than otherwise could have been achieved. The 320,200 square foot garage was also carefully designed in the spirit of the existing resort buildings and has been well accepted by the neighborhood. The capacity is 923 spaces within the structure and another 95 surface spaces along the east and south boundaries of the site. Completed in Q3 of 2025
Casa Grande is a ground up welcome center/lobby and concierge lounge for the Privado Casitas (hotel within the hotel) at the Fairmont Scottsdale Princess resort. Completed in Q1 of 2024.
LPI was retained as Project Managers for the repositioning of the 14 Casitas buildings housing 119 suites into "Privado" at the Fairmont Scottsdale Princess. Completed in Q3 of 2023 Our services included pre-construction planning, and construction administration oversight through turn over to operations.
This in-fill project included the creation of 4 new retail spaces at the resort including the renovation of an existing retail shop. The three new retail spaces were built within an underutilized non-revenue generating exterior covered seating area. By enclosing and conditioning this space, a new retail office area on the 2nd floor was also captured and built out to provide a more efficient retail operation at the resort.
This project entailed the complete renovation of the 2.5 acre pool complex which is the focal point spanning the majority of the north edge of the resort which backs up against the lagoon and the Gainey Ranch Golf Course. The scope included reposition of the 2 pool bars, creating a new centrally located towel bar and restroom facility, a new circular hot tub at the adult pool, pool resurfacing, large format pool deck pavers, and all new seating, umbrellas with recessed bases, and additional cabanas.
As part of the rebranding the Hyatt Regency Resort and Spa at Gainey Ranch, all of the existing food & beverage outlets were re-concepted and fully renovated. The Lobby bar was relocated to the center of the lower lobby space as the Grand Vista Lounge reactivating it as the focal point of activity. In addition The 3-meal restaurant was repositioned as Mesa Centrale and the sushi bar is now concepted as a sushi and tapas fusion named Tiki Taka. All of these spaces have adjacent exterior terrace areas including firepits, trellises that support lighting, heaters and misters for guests to take advantage of Arizona's wonderful weather.
This project included the demolition of the existing pool deck and a large fireplace, and extending the pool deck to the south in order to add valuable chaise lounge and cabana space. The project also addressed the guests arrival experience including new finishes that extended throughout the pool deck area, rest room renovations and the expansion of the spa pool service bar.
The rebranding of the property also necessitated a full renovation of all 496 guestrooms, guestroom bathrooms and interior corridors. LPI became involved with this aspect of the project at the Model Room stage, and provided full-time on-site owner's representative services from liquidation and demolition through construction, fit-out, managing the punch list process thru turn-over to operations.
La Zozzona was curated within an underutilized area of the hotel where the largest challenge was creating a robust kitchen to deliver upon the culinary promise of its creator Chef Richard Blais. Beyond its intimate 2 level dining room and dining terrace La Zozonna also boasts a pre-dining bar & lounge, a chef's table room, a private dining room, and a wine bar for tastings.
Another hallmark of the repositioning of the Hotel was to double the size of the Arizona Ballroom. The project resulted in approximately 27,000 square feet of new construction including the Ballroom Expansion, Pre-Function areas, new restrooms to accommodate the increased occupancy, the renovation of existing facilities, and capturing additional storage space needed to support the additional additional tables, chairs and accessories. A large milestone for the project was the placement of the 100 ton, 150' long by 11' tall by 11' wide girder truss that was delivered to the site in three sections that were connected on site and lifted into place as one piece.
This is the first project that John Davids (construction) and Don Leonard (project manager) worked together on and started the collaboration which lead to the formulation of Lighthouse Partners Inc. I-Wing was the first guestroom addition to the resort since its opening. This ground-up project 102 room addition including 9 Suites and 3 Grand Suites, was designed as an extension of the existing resort guestroom buildings. We took the project through the City of Scottsdale's Development Review Board (DRB), model room, building construction, fit-out, and turn-over to Hotel Operations.
One consequence of the I-Wing Guestroom addition was the displacement of a very rustic but popular outdoor banquet venue known as the "Crown P Corral." This created the opportunity to replace it with a new 20,880 square foot venue and though retaining the rustic nature of a mining town, it has all new amenities including a stage, purpose built service bars, modern restroom facilities and a warming pantry. Copper Canyon has an 8,000 square foot pre-function bosque at its gate flanked by 2 fireplaces for activities leading up to the main event.
