Lighthouse Partners Inc. was established in February 2022 by John Davids and Don Leonard, after years of successful collaboration on various projects. John has extensive experience as a general contractor, having worked with W.E. O’Neil Company in Chicago and The Howard S. Wright Construction Company (later Balfour Beatty Construction) in Phoenix, where he eventually joined the executive team. Don, an architect by training, built his career at Skidmore Owings & Merrill before transitioning to hospitality project management, including a decade with InterContinental Hotels overseeing hotel design and renovation projects from both development and operational perspectives.

Project Management (Ground-up and renovation projects)
The success of each project (ground-up or renovation) begins with an established communication process, a detailed assessment of its goals, parameters, and risks, resulting in a comprehensive project plan. While early involvement allows for integration of our experience to our clients; however, we can quickly adapt to your team’s requirements at any stage. Owner’s Representatives
Provide periodic or full-time on-site representation by attending all OAC meetings, overseeing the project schedule and quality, advising regarding percent complete for payment applications, and participating in punch list walks. Deliver weekly project updates highlighting progress, upcoming milestones, and any risks or barriers. Our Owner’s Rep services are tailored to each client; with the primary distinction from PM services being we offer guidance rather than managing the Owner’s design and/or construction teams.
Land Use Master Planning & Entitlements
Since some projects are not “as of right” land use entitlements define the legal rights to develop or use a specific piece of land in a particular way, which are obtained by navigating a complex process involving approvals from various local, and sometimes state or federal, governmental bodies. This process ensures proposed projects comply with zoning codes while also determining the type of development and the extent to which it can be built. LPI can assist you and your team through the necessary zoning or variance processes for the jurisdiction having authority to meet your development’s needs. Property Evaluations and Conditions Assessments
Due diligence is an important part of the acquisition decision-making process, involving the evaluation of hotels, buildings for conversion, and occasionally ships. LPI conducts Property Condition Assessments (PCA) and prepares Property Condition Reports (PCR) for lenders and commercial real estate investors to determine physical conditions, attributes, potential liabilities, and to develop a ten-year capital expense and conversion or renovation plan that supports overall asset viability assessment.
Brand Product Improvement Plan (PIP) Pricing & Negotiations
Project Improvement Plans are mandated during franchise agreement renewals, ownership transfers, or when brand standards are updated. LPI can leverage its experience to help you through the evaluation process including pricing, scheduling and negotiation options which can be used in the final PIP agreement with your franchisor.
